ABOUT THE SBA 504 GREEN LOAN PROGRAM:

 

The SBA 504 Loan Program offers special incentives and low fixed interest rates for incorporating energy efficiency or renewable energy into building projects.  The 504 Loan Program is designed to assist small businesses with financing real estate, construction projects and/or equipment purchases.   Complying projects must either reduce energy consumption by at least 10%, or generate at least 15% of the energy used by the borrower at the project facility. These include solar, wind or geothermal renewable energy sources.  Project types include purchase or construction of:

  • Existing buildings or land 

  • New facilities 

  • Long-term machinery and equipment

  • Tenant improvements

OBJECTIVES OF THE PROGRAM:

The SBA 504 lending limits are determined by how the funds will be used, and whether the project creates jobs and/or fulfills public policy or community development goals.  One of these goals is a public policy goal for energy efficiency and renewable energy.  If the public policy goal is met, borrowers can increase their SBA 504 lending limit from $5 million to $5.5 million per project, or a total of $16.5 Million for multiple projects. 

SBA 504 GREEN LOAN STRUCTURE:

The typical structure for the 504 Loan Program involves a partnership between a non-profit Certified Development Company - CDC, a participating bank, credit union or other lending institution, and the borrower. Unlike traditional loans, the SBA 504 Loan Program offers fixed low interest rates up to 90%, and 10-, 20- or 25-year terms.

  • 40% of the total project cost is provided by a non-profit CDC

  • 50% of the total project cost is provided by a participating lender 

  • 10% of the total project cost is provided by the small business borrower

 

HOW THE 504 LOAN PROGRAM OFFERS ADDITIONAL INCENTIVES:

The 504’s Green component adds the following benefits:

  • Double your debenture bowering cap 

  • Up to $5.5 million per project or $16.5 million for multiple projects

  • Removes the dollar limit on the SBA loan portion

  • Reduces the banks’ risk to 50% of the project costs

  • Allows borrowers to take multiple loans
